Completed Home Specifications

Only build on site not delivered on the back of a truck, which makes for a less stressed house and customer.

You can also see your house being built. All our homes are now built with termite treated (plantation pine) renewable resource,
which also benefits the environment as timber as it uses less green house producing carbons to produce a house as it does in steel.

Footings

Precast concrete block stumps on poured concrete pads leveled with laser Galvanized tie downs concreted in to engineers specifications

Floors

Sub floor framing consists of treated LVL bearers with treated pine joists. CCA treated timber to stepped down wet areas. 19mm termite treated particle board tongue and grove flooring to normal areas. Wet areas stepped down 45mm so that correct fall to can be obtained by tiler, without creating large steps to doorways. 15 mm compressed sheeting to tiled wet areas.

Framing

All homes are made up of dried 90x35 termite treated studs and noggins with 90x 45 termite treated top & bottom plates, LVL lintels to windows and door openings, secured with straps to sub floor. Most house designs incorporate termite treated trussed roofs made to manufacturer’s specifications.

Cladding

Woodgrain fibre cement planks standard, other choices available on request 2 coats of low sheen Wattyl Solargard paint

Windows

Quality aluminium windows and sliders available in a range of colours Meranti revels standard.
Flyscreens to all windows only.

Roof & Gutters

Corrugated colour bond standard, choice of colours available. Other profiles of roof, facica & gutter also available on request.

Doors

Solid doors to all external openings, paint grade standard and clear finish doors available on request.
Internal doors standard paint finish all others available on request.

Skirtings & Architraves

Skirting and architraves MDF finish 67x18 beveled edge other profiles available on request.

Kitchen

Laminated bench tops with melamine finished doors to kitchen, you chose your colours.
Stainless steel insert double bowl.
Tapware single lever chrome
2 courses of tiles above kitchen bench
Kitchens can be upgraded to suit your individual tastes and needs.

Bathroom

Tiled to your choice, centre waste to middle of floor, with stepped down tile
formed shower base standard and quality pivot door shower screen.
Tapware chrome standard other choices available on request.
Whole of bathroom floor water proofed and bandaged once shower recess formed then treated again.
Grab rails are installed to shower recess and toilet area.

Laundry

Tiled floor with centre waste, tiled skirtings only, 45ltr trough with broom cupboard optional .

Plumbing

All plumbing connected to water, sewer and storm water completed. 2 garden taps placed to your needs.

Electrical

1 hardwired smoke alarm. Double plugs to all power points. 2 TV sockets, wires to roof space.
2 phone points wiring only. Light fitting to carport and weather proof batten holders to external front and rear doors total 2 Electricity connected to mains, just move in.

Base Infill

Completed with louvered vents to specifications

Insulation

All homes come with a quality breathable reflective sisilation to all external walls. The colour bond roof also has sisilation. R 3.0 to ceiling and external walls R 2.0 fibre glass insulation for your lasting comfort.

Empire homes have no problem in discussing your particular needs as we all have different wants and needs, you may request extras before signing the contract or during construction. Given adequate notice we will endeavor to meet your request with our promise you will be charge at a fair and just rate.
